This is a property where top-notch form and function combine in unequivocal style, providing an idyllic base from which to explore the myriad pretty hilltop towns and villages.


NEW! During the winter of 2023-2024 the property will get a total fresh up of the interior and exterior and airconditioning will be installed. The house will get a more light Scandavian style with less strong colors. Changes will be made mainly to the kitchen colors and the living area (new sofa's, carpet, chairs and lighting).

Close to Lake Trasimeno and with impressive views towards Montepulciano and the hills beyond, Pozza is a stone villa on the Umbrian-Tuscan border that is built in a traditional style and decorated with modern design touches.

The house sleeps six in three bedrooms and is ideal for a family or group of friends. The property has been expertly styled – it is a haven of insta-worthy colour on a soothing background of white walls - while retaining top levels of comfort and homeliness. Reclaimed wood and antique market finds are mixed with industrial lighting and Missoni textiles. The high-spec kitchen has top-brand appliances and beautiful tiles, as well as interesting collections of glassware and ceramics, while the bedrooms are breezy and inviting.

Pozza is a house where the living is easy – whether inside or out. There is a large private garden and a dining table, that seats up to 12, on a covered terrace, while an outdoor sofa, armchairs, and a hot tub complete the pretty picture.

The stunning pool (12m x 7m) is shared with Mazzo, the neighbouring villa, but rest assured, each villa has its own space and privacy.

Please note that Pozza and Mazzo can be booked together to create an impressive private property for 12 guests, with six bedrooms and five bathrooms. The villas are connected by external stairs only and share the (12m x 7m) heated pool. The outdoor dining table at Pozza is big enough to accommodate all 12 guests. Rooms description


Bedrooms

There are three bedrooms: two doubles and a twin. Against a traditional background of cotto floors and whitewashed beams, the rooms are beautifully styled with colourful Missoni home pieces, industrial-style lighting and crisp cotton bed linen.

Bathrooms

All the bedrooms have en suite shower rooms where the understated resin shower walls and floors are complemented by high-performance fixtures and fittings, and individually styled with artisanal tiles as basin splashbacks.

Kitchen

The spacious kitchen is made in a local style, with reclaimed wooden cupboard fronts and shelving. The large central island is a repurposed wooden butcher’s block with a marble counter-top. Industrial lighting, a unique tiled splashback, antique mirror and interesting collections of glassware and woodware complete the room. Expertly equipped, there is large Smeg oven with five-burner gas hob, a dishwasher and coloured Smeg fridge. With ample workspace, this is an inviting kitchen where cooking for pleasure is easy.

Living rooms

The large sitting area has a traditional cotto floor and whitewashed beamed ceiling, offset by colourful, comfortable sofas and armchairs with bold Missoni cushions. Richly textured fabrics, carefully curated brocante finds, industrial lighting and a woodburning stove for the cooler months, complete the room. In the dining room, old and new, natural and industrial, sit comfortably together.

There is a separate utility room with a washing machine and tumble dryer.

Cleaning

Bed linen and towels (including ones for pool use) are changed weekly when the house is cleaned. A cleaner also comes, briefly, mid-week. The pool and garden are maintained throughout the year.

Outside

The heated (6mx12m) pool is shared with Mazzo, the upstairs apartment that can be rented jointly with Pozza. The pool, which has a safety cover, is beautifully sited below the house and overlooks a large vineyard with views over the rolling Tuscan hills and villages beyond. There are plenty of sunloungers, a spacious lawned garden, a shaded private hot tub, a comfortable seating area and a dining table under the pergola.

Notes

There is a Playstation 3 available on request and there is Apple TV connection. The original build of this property in 2011 was project managed by Special Umbria. The house is under exclusive Special Umbria property management. In the Villa you will find the soap, shampoo and shower gel exclusively produced in Umbria and composed by bio agriculture and essential oils.

Activities

There are long walks directly from the property, while beach and water-sport facilities are a short drive away at Lake Trasimeno (25 km). For keen golfers there is a choice of a nine-hole course at the Lamborghini Golf Course in nearby Panicarola (16 km) or 18 holes at Golf Club Perugia (28 km) and Antognolla Golf club an 18-hole course, one of the best of Italy (45km). Tennis is available 2km from the property and horseriding 8km away at Montegabbione.

Piegaro is a sleepy Medieval town with a small collection of restaurants and shops – a bank, butcher, baker and green grocer, a couple of bars, a pharmacy and a church. Tavernelle de Panicale (9km) on the way to Perugia is a little larger with a greater choice, or you could head to Città della Pieve (13km) or Paciano (18km).

Air The nearest airports are: Perugia [PEG] (45km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Florence [FLR] (165km); Rome Ciampino [CIA] (175km); and Rome Fiumicino [FCO] (190km). Train The train station at Chiusi [22km] is ideal for direct journeys to Rome and Florence. There is car rental available at the station. Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa

  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
