Masseria Maestosa is a triumph – a faultless renovation of an ancient masseria and its former stables into a sophisticated property for 16 guests in an exceptional location overlooking the Adriatic coast.

The two separate buildings form an L-shape looking out onto the central walled garden with its terraces, lawns and pool. The majority of the living space is housed in the stables, while the bedrooms occupy the masseria.

A meticulous and sensitive restoration has highlighted the beauty of every niche, arch and wall of these beautiful buildings with their high barrel- and star-vaulted ceilings, aided by sophisticated lighting and a clean, contemporary design aesthetic. The thick stone walls help regulate the buildings’ temperature and guests are cosseted by high-end design that feels breathtakingly effortless. The attention to detail is exquisite.

Outside, guests are treated to the same delightful mergence of traditional with contemporary, where every need or want has been anticipated. The large infinity pool and the beach volleyball court offer active entertainment, while spectators are afforded lots of lounge spots and a dining terrace with mesmerising views. Beautiful planting ranges from herbs to cactuses, via rockeries and a citrus grove and the beautifully renovated garden walls have apertures that give sculptural form. Diverting without being overwhelming, the entire space whispers cool luxe.

If guests can tear themselves away from the delights of Masseria Maestosa there are lots of fabulous places to explore, including the pretty beaches and rocky coves of the Adriatic coast, as well as the vineyards and beautiful towns and villages that criss-cross this alluring southern landscape.

Bedrooms

Accommodation at Masseria Maetosa is spread over two separate wings: the original masseria and the converted stables.


The stables
The former stables accommodate three different areas within a long, open space, divided by steps. The main entrance to the property is from one of the walled garden terraces into the middle of the three zones – a beautiful dining room with a long table seating 16 in rush-seat wishbone chairs, a barrel-vaulted high ceiling, white-washed walls and a pair of large arc picture windows.

Down one step from the dining room is a sitting area with comfy sofas and a TV. From here guests can access the pool terrace, and a guest shower and WC.

On the other side of the dining room, wide steps lead up into the sleek kitchen where a long island with a marble counter and further bespoke cabinetry combine contemporary form with function, complementing the original honey-stone walls and star-vaulted ceiling. A door at one end leads out to the garden terraces.

The masseria
Spread over two floors, the masseria is home to further living space and the property’s eight en-suite bedrooms. Maximising the building’s original architectural features, shower heads are fixed at the apex of a small vaulted ceiling or a bath is slotted into a niche with vast views through a window. Low-key but high-luxe, bedrooms contrast warm-coloured stone with crisp white linen, wood with traditional tiles offering a flash of sea blue or sandy pink, and deep comfort with minimal fuss.

On the ground floor there are six bedrooms, four of which are accessed from the walled garden:

Bedroom 1
This is a big double/twin with white vaulted ceilings. The en-suite has double basins, a separate walk-in shower and a hammam-type bath under a barrel-vault ceiling with a wonderful skylight.
Bedroom 2
This is a large double with exposed stone walls and a vaulted ceiling pierced by a series of light wells. A pair of basins is set between structural columns near a partially enclosed, walk-in shower and a separate WC.
Bedroom 3
Situated in the oldest part of the masseria, this room features original stone floors, arches and niches and an en-suite shower room.
Bedroom 4
With an ingenious, almost hidden en-suite shower room, this bedroom has a cushioned alcove with a picture window looking out over the stunning countryside to the sea.

Yoga studio
Another door from the garden terrace leads into a stunning room with a barrel-vault stone roof, a high square window and amazing light and calm. Used as a yoga studio, the two further ground-floor bedrooms are located on either side and are accessed internally.

Bedroom 5
This delightful double/twin has a vaulted stone ceiling complemented by a wall of shell-pink tiles. There is an en-suite shower room.s
Bedroom 6
There is a four-poster bed in this split-level double and a sunken bath with incredible views all the way to the sea, as well as an en-suite shower room.

The masseria’s first floor is accessed via external stairs from the garden. Here, there is further living space with a sitting area and a simple yet high-design cocktail bar leading to a roof terrace with views over the central garden, pool and countryside beyond. The elegant addition of a slim Jacuzzi plunge pool is a delight. The doors to the two upstairs bedrooms are on this floor.

Bedroom 7
This is a double or twin with stone walls painted white and, down a few steps, a large en-suite with an open shower.

Bedroom 8
This double has stone walls, a blue-tiled headboard niche, an en-suite shower room and access to the first-floor terrace.

Cleaning

A daily cleaning service (4 hours per day, 6 day per week, excluding Sundays and bank holidays) is included, while bed linen and towels are changed midweek. The table is laid for breakfast every day except Sunday and bank holidays, and guests will find a welcome hamper on arrival. Pool and garden maintenance takes place regularly.

Masseria Maestosa’s landscaping, exterior design and inspirational views are every bit equal to the property’s beautiful interior, offering a space for all guests, active or passive, social or solitary. Nearly all the ground-floor rooms of both the former stables and the masseria open out onto the central walled gardens where terraces for sitting and sunbathing, arranged around the perimeter, offer access to the fabulous infinity pool in the middle, below which are three raised beds planted with organic fruit trees, vegetables and herbs. An al-fresco dining area with a wood-fired oven and BBQ is on a raised terrace next to the former stables, while a path winds its way to a walled citrus orchard and a fabulous beach volleyball court beyond. On the first floor of the masseria there is a roof terrace with a slender Jacuzzi pool. Served by a cocktail bar that is a study in high-end design, and with incredible views of the olive groves and sea beyond, it is the perfect spot for aperitivi.

Activities

If you can tear yourself away from the pool, roof terrace, gardens and beach volleyball court, there is much to see and do nearby. The Torre Guaceto Nature Reserve and the breathtaking coastline of the Adriatic with its blue-flag beaches, dunes, woods, coral reefs and pretty walking trails are on the doorstep, as well as a wealth of pretty towns and villages full of delightful restaurants and stunning Baroque architecture. This particular part of Puglia is well known for its wonderful wines, especially reds and rosés, such as Primitivo, Negroamaro, and Susumaniello. And for those who hanker after a round of golf, the nearest course is San Domenico, at Savelletri di Fasano, less than 40km away.

Masseria Maestosa lies close to the crystal clear water and rocky coves of the Adriatic and the blue-flag beaches of Torre Santa Sabina, Specchiolla and the Torre Guaceto Nature Reserve are less than 15 minutes away by car. Caravigno, with its ancient roots, is the nearest place to shop and eat out and there’s plenty to see, including numerous churches, an impressive 15th century castle and a labyrinthine old town centre to explore. A 20-minute drive north from the masseria will take you to the magical white city of Ostuni, where the Itria Valley becomes Northern Salento. Head to the famous trulli villages of Alberobello and Locorotondo, or discover the restaurants, maze of small streets, and market stalls of Martina Franca, Cisternino, Ostuni and Ceglie Messapica. The town of Polignano a Mare (61km) is built on limestone cliffs and its famous viewpoint, the Balconata sul Mare, offers stunning sea views, or head to coastal Monopoli (53km) with its Baroque castle and cathedral. Lecce, otherwise known as Florence of the South, is 65km away. Cited as one of the most beautiful cities in southern Italy, it is heralded for its Baroque splendour.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
