Caledonia


Villa Caledonia is a celebration of the not-so-humble Umbrian farmhouse in all its spacious, indoor-outdoor, easy-living glory


This traditional oak-beamed Umbrian stone villa has been carefully restored, keeping the original charm and utility of the architecture and the incredible views, and discreetly adding further comfort and entertainment.

A house for all seasons, guests will be charmed by the nearby town of Todi and the rolling hills of this intensely beautiful landscape. Inside, the spacious flow of light-filled living space on the ground floor enables guests to spread out and switch off, while the five bedrooms, all on the first floor, are large and comfy inducing rest and relaxation.

Outside, there is a sun lounger per guest around the salt-water pool and there are two big seating areas and a long dining table under the veranda. Guests are welcome to pick fruit, nuts, vegetables and herbs in season and long, lazy lunches and dinners are very much encouraged, especially with the exquisite view of hill-top Todi, it’s tower silhouetting the horizon as the sun sets behind it.

While guests will be quickly lulled into restful holiday living, it would be a shame not to venture from the villa to discover the panapoly of hilltop towns and villages nearby.

Rooms description


Bedrooms

There are five double bedrooms with super-king beds and air conditioning, all upstairs on the first floor. Two of the rooms can be made into twins.
Bedroom 1
The principal bedroom has wooden ceiling beams, a large picture window with a glass door to a balcony, and fabulous views of Todi. As well as being accessed from inside, there is also an external staircase that leads from the balcony to the garden. The en-suite shower room has a walk-in shower, double basins and matt black fixtures and fittings.
Bedroom 2
This room has two windows, one at the front of the house and the other with views towards Todi.
Bedroom 3
The super-king bed can be split into twin beds and the window looks over the pool and the garden. This room shares a family bathroom.
Bedroom 4
The super-king bed can be configured as twin beds and there are two windows which look over the pool and garden and over the rolling landscape the other side of the house. This room shares a family bathroom.
Bedroom 5
This is the largest bedroom in the house and it has wooden ceiling beams and a traditional corner fireplace (that can’t be lit). A window looks out from the front of the house while French windows lead to a private terrace with views to Todi and the pool area. A small table and chairs and a pair of sunloungers make this a discreet spot for a morning coffee or an evening aperitivo.

Bathrooms

There are three en-suite shower rooms with powerful walk-in showers. Bedrooms 3 and 4, meanwhile, share a family bathroom with a freestanding bath under the window and a walk-in shower. There is a guest WC downstairs in the house as well as an outside shower room and WC for guests to use near the pool and outdoor kitchen.

Kitchen

The ground floor of the villa is open-plan in the sense that there are wide open doorways between the various rooms. This provides a fabulous feeling of space and flow while retaining the original architecture and layout. The expertly equipped kitchen has a large central island in white gloss that contrasts with the exposed traditional stone wall. There are double doors out to the terrace.

Living rooms

The ground floor includes a dining room with a table that seats 10 in comfort and has double doors out to the veranda on one side. The room looks into the kitchen at one end and to a sitting room at the other, with its picture window and doors leading outside with views of Todi. There are two further sitting rooms on the ground floor – one on the right as you enter the house that looks through to the dining room. Here, there is a big fireplace and squishy sofas. Thanks to air conditioning the property is cool in the warmer months and cosy in the cooler ones. On the left of the main entrance is a smaller sitting room with a fireplace, sofas and a satellite TV. The barrel vaulted ceilings, wooden beams and old stone walls provide all the decoration required and furniture and lighting is united by the same flooring thoughout the ground floor.

Other rooms

There is a guest WC located through the smaller snug room. Behind the kitchen is a utility room with a washing machine, tumble dryer, extra drinks fridge and a microwave.

Facilities


Cleaning

The property is cleaned, and linen and towels (including ones for pool use) are changed, once a week. The pool and garden are maintained throughout the year.

Outside

Villa Caledonia is approached along a country lane where the last little bit is unpaved. The large garden is well-stocked and includes an olive grove of 90 trees, an orchard of fruit and nut trees, a herb garden next to the outdoor kitchen and a vegetable garden which guests are encouraged to pick from in season. There is lawn to play on and there are several seating and dining areas in both the sun and shade. The salt-water pool (12m x 6m) has a paved surround with sun loungers and enough space for all guests to get lost in a book or a conversation. There are two main outdoor lounge areas – one under a pergola near the pool and the other under the veranda which faces the pool and runs along the back of the house outside the kitchen and dining room. This is the perfect spot for long al fresco lunches or dinners at the outdoor dining table, or for an aperitivo watching the sun set behind Todi. There is a small traditional BBQ and an outside kitchen with a pizza oven, a sink and a bar with stools. Outdoor living has been carefully considered at Villa Caledonia, with space for everyone in the sun and shade.

Notes

Bathroom products, including soap, shampoo and shower gel, are available to all guests. Made in Umbria, the products are organically produced using essential oils.

Activities

The area around the villa is perfect for walking and cycling and there are tennis courts and horse riding 15 minutes from the villa. Aside from the pretty hilltop towns and villages that are scattered throughout Umbria, some of the area’s most famous sites are under an hour’s drive away, including Montefalco for wine tours, the Marmore Falls, the Carsulae Roman ruins and Lake Trasimeno (87km) for watersports, or the smaller Lake Corbara is a little closer (10km). The nearest golf courses are the 18-hole Golf Club Perugia (48km) and the 9-hole Golf Course Lamborghini at Panicarola (57km) Antognolla Golf club an 18-hole course, one of the best of Italy (60km).

Surroundings

Villa Caledonia is surrounded by its own olive grove, vineyard and ancient woodland, while the beautiful hilltop town of Todi is a 10-minute drive away. Stuffed full of medieval buildings, Roman ruins and streets and alleyways to explore, visitors will also find a fabulous array of shops, bars and restaurants. You don’t even need to go into town to eat out – there are several excellent restaurants nearby and many more to explore in the other beautiful towns not far from the house. For food shops, there are supermarkets in Todi or a large Emi is a 15-minute drive from the villa. The views from the villa itself will tempt you to explore this beautiful Italian heartland.

Travel

Air The nearest airports are: Perugia [PEG] (45km); Rome Ciampino [CIA] (146km); Rome Fiumicino [FCO] (163km); and Florence [FLR] (208km). Rail The nearest train station is at Terni (43km) with hourly fast trains (55 minutes) to Rome. Road The motorway exit closest to the property is at Todi (7km).

Distances

Villa Caledonia is in the hills just to the south of Todi, in the Tiber Valley National Park. The house has an uninterrupted view of this ancient hilltop town that is only 10 minutes’ drive away. The property is close to several other towns and cities in both Umbria and Tuscany that are of great historical, artistic and cultural interest, including: Orvieto (32km); Perugia (40km); Spoleto (40km); Assisi (55km); Spello (60km); Gubbio (70km); Florence (90km); Siena (145km); and Rome (130km).

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
