Mazzo

With its light, bright interior and stunning wraparound roof terrace, Mazzo is a triumph of modern design and traditional architectural lines, brought together through fabulous styling.

Mazzo, fully redecorated in 2024, is a beautiful stone villa with exquisite views over the iconic hills and villages that dot the landscape where Umbria and Tuscany meet.

Both the exterior and the interior of this inviting property offer an appealing mix of old and new. The traditional cotto floors and beamed ceilings are mixed with vibrant design classics such as the yellow Gispen chairs in the living area and the Eames-style dining chairs. Antiques, industrial lighting and zings of colour add oodles of style, while the kitchen is expertly equipped with a large Smeg oven and fridge.

The villa sleeps six in three bedrooms and is ideal for a family or group of friends. It has its own big, private garden and a large, wraparound roof terrace with a dining area, plenty of space to relax and dreamy scenery to match.

The stunning pool (12m x 7m) is shared with Pozza, the neighbouring villa, but rest assured, both villas offer their own space and privacy.

Please note that Mazzo and Pozza can be booked together to create an impressive private property for 12 guests, with six bedrooms and five bathrooms. The villas are connected by external stairs only and share the (12m x 7m) heated pool. The outdoor dining table at Pozza is big enough to accommodate all 12 guests. Bedrooms

There are three double bedrooms: the one on the ground floor is en suite while the two first-floor bedrooms share a spacious shower room.

Bathrooms

Both shower rooms have high-performance fixtures and fittings, complemented by mirrors and sink consoles made from reclaimed wood.

Kitchen

The spacious loft kitchen, with reclaimed wood cupboard doors and a marble worktop, is part of the large, open-plan living area. Expertly equipped, there is a Smeg oven with five-burner gas hob, a dishwasher and a stand-alone Smeg fridge-freezer. With ample workspace this is a kitchen guests will be happy to linger in.

Living rooms

At one end of the open-plan loft space, with its traditional cotto floor and whitewashed beamed ceiling, is a large sitting area. A comfortable corner sofa and a couple of bright green Dutch Gispen chairs make for a cosy living space, with a modern wood-burning stove for cooler days. At the other end of the room is an old wooden farmhouse dining table with six Eames chairs, or guests can dine on the terrace looking out over the rolling countryside.

There is a separate utility room with a washing machine and tumble dryer.

Cleaning

Bed linen and towels (including ones for pool use) are changed weekly. A cleaner also comes, briefly, mid-week. The pool and garden are maintained throughout the year.

Outside

The heated (12mx7m) pool is shared with Pozza, the downstairs villa. Both properties can be rented jointly (to form Gazza). The pool, which has an automatic safety cover, is beautifully sited below the house overlooking a vineyard to the hills and villages beyond. Guests can enjoy the spacious lawned garden as well as the large, comfortable, private terrace with cushioned seating, sun loungers and a shaded dining space.

Notes

The house is child-friendly: the terrace can be closed off with baby gates, there are toys available and a cot and high chair are available to hire. The original build of this property in 2011 was project-managed by Special Umbria. The house is under exclusive Special Umbria property management. In the Villa you will find the soap, shampoo and shower gel exclusively produced in Umbria and composed by bio agriculture and essential oils.

Piegaro is a sleepy Medieval town with a small collection of restaurants and shops – a bank, butcher, baker and green grocer, a couple of bars, a pharmacy and a church. Tavernelle de Panicale (9km) on the way to Perugia is a little larger with a greater choice, or you could head to Città della Pieve (13km) or Paciano (18km).

Air: the nearest airports are: Perugia [PEG] (45km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Florence [FLR] (165km); Rome Ciampino [CIA] (175km); and Rome Fiumicino [FCO] (190km). Train: the train station at Chiusi [22km] is ideal for direct journeys to Rome and Florence. There is car rental available at the station. Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
