This spacious villa and pool celebrate traditional architecture and the best of modern Italian design

Nocciolina is the perfect couple’s retreat, nestled in the countryside yet within easy reach of Rome, with masses of space, a private pool and three dining tables to choose from.

Built in a traditional style with cotto floors and high, wooden-beamed ceilings, this single storey villa sings to modern Italian design with its sleek kitchen, marble-topped tulip table and designer chairs.

The modern styling sits comfortably in its age-old surroundings and guests will spend hours staring at the view from the pool or from one of the sun loungers. Food plays a starring role in this part of Italy and guests are invited to pick from the kitchen garden and to cook inside or on the BBQ. Otherwise, the area has fabulous restaurants to choose from and Rome itself is close enough to go for dinner.

Nocciolina is an exceptional property, especially for its size. Villa Noceta, a sister villa for six with its own pool is hidden away on the same estate, ensuring both villas have total privacy. The villas can also be booked together.

Please note Villa Noceta and Nocciolina can be booked together to create a private property for 8 guests (+ a baby), with four bedrooms and three bathrooms. The villas have their own pools (10m x 5m and 8m x 4m). The outdoor dining table at Villa Noceta is spacious enough to accommodate all 8 guests. This is the ideal set-up for an extended family or friend group who want to holiday together while having their own space to retreat to if they wish. For further details please send the request. 

Rooms description


Bedrooms

The large double ground-floor bedroom has a traditional cotto floor and wooden-beam-and-cotto ceiling. It also has the keenly anticipated view from a big double window and French doors that lead to the terrace. However, this traditional architecture is pared with clean modern design, including floating bedside tables and an egg reading chair and footstool.

Bathrooms

The en-suite bathroom has a big walk-in shower with matt black, high-performance fixtures and fittings that are simple and chic.

Kitchen

The main living room includes the kitchen, dining space and living area, all in a light-filled, high-ceilinged room with doors to the terrace. The traditional architecture is complemented by a contemporary kitchen in matt grey running the length of one wall, with a pair of tall white cupboards opposite. Expertly equipped, guests have everything they might need to hand.

Living rooms

The rest of the main living space has a marble-topped tulip table which seats four and a living area with a green velvet sofa backed by a subtle piece of beautiful wall art that pays respect to the stunning countryside. There is a TV and a floor lamp so guests can cosy in with a book or screen.

There is a separate utility room with a washing machine and tumble dryer.

Facilities


Cleaning

The property is cleaned, and linen and towels (including ones for pool use) are changed, twice a week. The pool and garden are maintained throughout the year.

Outside

The villa is set in a lawned garden with mature planting and there is lots of space for guests to spread out and relax. A vine-covered terrace makes the perfect breakfast spot, while a table in the shade of a tree and overlooking the pool, is ideal for lunch or dinner, when it can be lit by the soft glow from the lamp suspended above it. The pool itself is 8m x 4m with built-in steps, an outdoor shower, sun loungers on the lawn beside it and views across the valley. A Kamado BBQ is available, and guests are invited to help themselves from the Italian kitchen garden. The villa enjoys complete privacy and is separated from its neighbour by a hedge and lots of garden space.

Notes

Bathroom products, including soap, shampoo and shower gel, are available to all guests. Made in Umbria, the products are organically produced using essential oils.

Activities

The area around the villa is perfect for walking and cycling and has incredible views of Monte Sorrate. The Cammino della Luce, which is a route from Assisi to Rome, passes close by, while rafters and canoeists can visit Marmore, close to Terni.

Surroundings

Nocciolina is just 5km from the nearest supermarket in Collevecchio. The area has lots of excellent yet inexpensive restaurants and Rome (70km) is easily accessible for a day trip or an evening out.

Travel

Air The nearest airports are: Rome Fiumicino [FCO] (70km); Rome Ciampino [CIA] (75km); Perugia [PEG] (126km); and Florence [FLR] (245km). Rail The nearest train stations are at Orte (31km), or Terni [22km] where car rental is available at the station. Road The A1 motorway exit closest to the property is at Magliano Sabina (18 km).

Distances

Nocciolina is set in the Sabine Hills, a relatively untouched pocket of central Italy on Umbria’s border with Lazio. The property is surrounded by beautiful countryside yet is less than an hour from Rome, which is 70km away. The Tyrrhenian Sea takes just over an hour to reach, where you can visit Tarquinia’s Etruscan necropolis or the more fancy Porto Santo Stefano. Orvieto, famed for one of the most beautiful church façades in Italy, and Viterbo with its natural hot springs, are not far and have the most extensive 13th century papal palaces to have survived. Other towns and cities to explore include, Terni (38km); Amelia (48km); Viterbo (59km); Orvieto (74km); Spoleto (84km); Perugia (125km); Florence (227km); and Napoli (258km).

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
