Villa Martinazzi


The beautiful structure and original traditional materials used, makes the design of this house. The minimalistic furniture was only brought in to bring comfort, but the house itself, is doing the job.


Villa Martinazzi, 4 bedrooms, 3 bathrooms and private pool, is a true traditional Umbrian farmhouse ' just finished after a light renovation and set in well kept mature terraced gardens, surrounded by gentle wooded hills with majestic mountains in the distance. 

The beautiful old stonework of the house is full of character and inside, the rooms have kept the authenticity of the building with wonderful hand made terracotta floors and sandblasted old beams. Freshed up bathrooms and a new modern kitchen combined with minimalistic furniture but above all many original details of the original building.
The bedrooms are spacious and bright, with fresh white bed linens and just some basic furniture elements, each window framing a snapshot of the Umbrian countryside.
For those who like to explore put of season, the fireplace in the sitting room and the wood burning stove in the dining area is wonderful for cosying up with a good book after a long walk around the house.
Outside the house a nice covered area with comfortable seating is wonderful for dining ‘al fresco’. And another terrace overlooking the lovely pool with comfortable armchairs is ideal for the morning coffee or the afternoon aperitif, although the terrace on top of the outside staircase could be even be a better place as the views are wonderful there.

The Villa is well secluded behind a gate, high hedges, cypress trees and horse chestnuts and yet is only a short drive from the picturesque town of Umbertide, boasting a great selection of restaurants, bars and fine shopping. 

For those who simply love Italy in the green countryside, you really can’t get more ‘dolce vita’ than this.

Bedrooms

There are 4 bedrooms, of which one is the master suite with spacious bathroom and sitting terrace with outside staircase. 2 bedrooms have a double bed and 2 bedrooms have 2 single beds each. All beds are box springs.

Bathrooms

Good quality bathrooms with showers. There is seperate guest toilet downstairs as well.

Kitchen

The bespoke modern kitchen has been made by a local kitchen maker. The kitchen worktop is in white carrara marble. All modern appliances like a 90cms Smeg stove, a dishwasher, fridge freezer and an espresso machine. The kitchen is well equiped with all the necessary kitchen tools and dinnerware.

Living rooms

Cozy living room with large lounge sofa and fireplace. Attached to this room is a separate dining room giving access to the dining terrace. NOTE: Both areas will get some extra furniture in Spring 2021 to make it a a little bit more homey.

The house is set on 2ha of private land with no direct neighbours. There are a lot of old trees all around which provide natural shadow. The pool is 9 x 5 meters and will be reached by natural stairs going down. At the pool sun loungers and umbrellas are provided.

There is a Sonos music system available. The smart TV is not connected to a satellite.

Leisure & Activities


Activities

Lake Trasimeno with its islands, boats, beaches, leisure activities and amazing views is in the next valley, near Tuoro sul Trasimeno and Passignano sul Trasimeno. First and for all golf lovers will enjoy the the Golf Course of Antognolla, an 18 holes Championship course, around a medieval castle high up on a mountain, designed by Robert Trent Jones Jr. within a 15 minutes drive. There is a driving range, practice ground, club house, restaurant, bar and rental facilities for clubs, trolleys and golf carts.

The property managager of the house is happy to tailor-make itineraries for our guests, including guided tours of national parks or city culture tours. Please contact us directly for rates and availability. We can also organise cooking lessons for you at the villa or book a private chef.

Happenings

The world-famous, annual Umbria Jazz Festival takes place in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga. In October the International Eurochocolate festival in Perugia can't be missed.

The first larger shops can be found in Umbertide, which is a 15 minutes drive. In Castel Rigone, the small nearest town there on 5-10 minutes, is a lovely local supermarkets with all for the perfect breakfast or lunch.

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (30km), Ancona International Airport (122 km), Rome Fiumicino (231 km) and Ciampino (213 km) International Airports, Florence International Airport (150 km) as well as Pisa International Airport (217 km); nearest Motorway exit is at Tuoro sul Trasimeno (32 km; N75/E45) for the connection with the A1 to Rome and Florence; in the direction Umbertide one will find the N3bis/E45 towards the Adriatic coast northbound and to Perugia southbound. Near the train stations of Terontola (55 km) as well as the one in Umbertide one will find car rentals.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
