This spacious, elegant and comfortable villa and glorious pool are perfect for those seeking a taste of la dolce vita


Villa Martinazzi is a traditional Umbrian farmhouse that has been recently renovated with the lightest of touches. Set in stunning wooded countryside there are glorious views of rolling hills in every direction.

The original stonework of the four-bedroom house has been carefully restored and handmade terracotta floors and sandblasted beams help maintain the building’s authentic character, while being brilliantly equipped for a stay of idle loveliness.

A house for all seasons, there’s an open fire and a wood-burning stove for the colder months and for when it’s hotter, several different terraces outside, where guests can dine for much of the year. Head via the external stairs to the upper terrace for a morning coffee with spectacular views.

Entirely private, the mature garden spills over different terraces and steps wind down to the pool. Here, sun loungers and parasols encourage top-level R&R and there’s a lovely shaded sitting area.

For those who want to venture further than the pool, pretty Umbertide is just a short drive away and boasts a great selection of restaurants, bars and shops or head one valley over and you’ll find Lake Trasimeno.

Bedrooms

There are four bedrooms: two doubles and two twins, all of which are spacious with traditional cotto floors, beamed ceilings and comfy box sprung beds. The principal bedroom has a desk and double doors out to a terrace.

Bathrooms

There are three bathrooms. The ensuite to the principal bedroom is large with a bath as well as a shower. There is a separate guest loo downstairs.

Kitchen

The bespoke, modern kitchen was handmade by a local artisan and has beautiful wooden cupboards and a white carrara marble worktop. Expertly equipped, there’s a 90cm Smeg oven with a five-ring gas hob as well as a large fridge-freezer, a dishwasher and an espresso machine. A central island runs down the middle of the room with stools so guests can sit and chat to whoever is cooking. Doors open onto the garden at one end and there’s a large open doorway to the dining room at the other.

Living rooms

All the rooms at Villa Martinazzi are lovely and big, comfortable and welcoming and there’s a delightful flow of space throughout the ground floor. The sitting room has an open fireplace and French doors to the garden while the separate dining room, which is accessed through a large square opening, has a woodburning stove and double doors to the dining terrace.

Cleaning

The house is cleaned and bed linen and towels (including ones for pool use) are changed weekly. Further cleaning is available on request and the house, pool and garden are maintained throughout the year.

Outside

Villa Martinazzi is set in two hectares of private land with no direct neighbours. Surrounded by stunning scenery the property is accessed through electric gates off a gravel road and there is plenty of parking away from the house. Mature trees offer shade and character, including chestnuts, olives and cypresses, and there is a covered dining terrace leading off the indoor dining room. There’s loads of space with lawns and an orchard, and steps wind down to the heated 9mx5m pool on a lower terrace. Here, the stone surround is large enough for sun loungers and parasols and there is a shaded seating area at one end.

There is a Sonos music system. Please note the smart TV does not have satellite connection.

There are long walks directly from the property, while beach and water-sport facilities are available at Lake Trasimeno in the next valley over ,near Passignano sul Trasimeno (10km) and Tuoro sul Trasimeno (16km). Golfers are spoilt for choice with three courses: Antognolla Golf Club, an 18-hole course and one of the best in Italy (20km); 18-hole Golf Club Perugia in Ellera Umbra (21 km); or a nine-hole course at the Lamborghini Golf Course in Panicarola (25 km).

Happenings

The world-famous, annual Umbria Jazz festival takes place in the first two weeks of July (previous artists include Diana Krall, John Legend and Lady Gaga) and its winter counterpart happens over five days at new year. Meanwhile, a high-quality Palio [Medieval festival] brings Città della Pieve to life in August every year with a variety of activities and Perugia hosts an international chocolate festival in October. Castel Rigone is the nearest small town where you can pick up something delicious for breakfast or lunch, while in Collumberto you’ll find wineries and a larger supermarket. Umbertide is 15 minutes away and has a bigger choice of shops or head to Corciano, 20 minutes away, for a large supermarket.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
