Il Nido


Perched high in the Umbrian hills, Il Nido is a stunning fusion of modernity and tradition. The materials and design blend seamlessly together to create this exceptional villa.


Il Nido was completed in June 2018 following a build that was project managed and interior designed by Special Umbria. Its breathtaking location, exceptional levels of comfort and its modern southern European style all combine to create an extremely special holiday house.

There are five double bedrooms with open-space en suites, a high-spec kitchen with top-brand appliances, floor-cooling throughout and myriad beautiful design features, including incredible light fittings.

Ancient oaks frame the back of the property while the stunning view from the front stretches miles over the surrounding hills. Clever landscaping, a heated pool (15mx4m) and an outdoor ‘room’ with a large fireplace for cooler evenings make for seamless indoor/outdoor living in extreme comfort. Thoughtful, clever design throughout makes this a standout property.

Rooms description


Bedrooms

Of the five double bedrooms, two are on the first floor of the main building and three are in the guest wing of which two rooms interconnect, making them ideal for those with a young family. All rooms have open-space en suites. The deeply comfortable beds are made up with beautiful, cool linen and the floors throughout are smooth resin.

Bathrooms

All the en suites are open-space, within the bedrooms. All the rooms have showers and two rooms also have baths – one in the guest wing and one on the first floor. The WCs are also located in this space but are separate. The understated resin floors and walls of the showers are complemented by high-performance fixtures and fittings. There are separate WCs on the ground floor and in the basement.

Kitchen

Like the rest of the house’s interior, old and new combine in the tactile materials of this stand-out kitchen. The four-metre long island houses Smeg appliances, including a dishwasher, two ovens and a five-burner gas hob. Expertly equipped, there is a wine fridge and ice-maker, breadmaker and KitchenAid mixer to get you started. In the adjacent pantry, located behind the island, are a double fridge, second dishwasher, sink, and washing machine and dryer. Cooking at Il Nido is a joyful experience, or you can sit back and relax while the Special Umbria staff do the hard work for you.

Living rooms

The clever design of the double reception room combines space and cosy comfort with a double-aspect wood-burner taking centre stage in the open shelving which divides the sitting and dining areas. The enormous sofa and Gervasoni armchairs are as comfortable as they are stylish while from the large, made-to-measure oak dining table guests can enjoy long views across the hills.

Outside

Il Nido sits on a 7,000sq m private terraced hilltop plot with far-reaching views. The land is fenced and mature oak trees provide natural shade. Lawns lead from the front of the house to the black-lined heated pool (15mx4m), which is surrounded by paving. A pergola and oak tree provide shade while bamboo sunbeds and parasols offer a perfect place to lounge comfortably. There is a table tennis table made of local stone and a boules court next to the pool. For al fresco meals with a view, a large handmade wooden table with bamboo chairs under the main porch provides an ideal spot. Meanwhile, the outdoor living room, nestled between the main house and the guest wing, is a firm favourite with all our guests. With comfy sofas, swing chairs and a big fireplace you can stay cosy and warm outside even off-season.

Notes

Il Nido enjoys a private, tranquil setting, without being remote. The nearest property is over 70m away. In the Villa you will find the soap, shampoo and shower gel exclusively produced in Umbria and composed by bio agriculture and essential oils.

Activities

There are long walks directly from the property, while beach and water-sport facilities are a short drive away at Lake Trasimeno (25km). For keen golfers there is a choice of a 9-hole course at the Lamborghini Golf Course in nearby Panicarola (16km) or 18 holes at Gold Club Perugia (28km) Antognolla Golf club an 18-hole course, one of the best of Italy (48km). Tennis is available 2km from the villa at Piegaro and horseriding 8km away at Montegabbione.

Happenings

The world-famous, annual Umbria Jazz Festival takes place in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga. Piegaro is a sleepy Medieval town with a small collection of restaurants and shops – a butcher, baker and green grocer, a couple of bars, a pharmacy and a church. Tavernelle de Panicale (9km) on the way to Perugia is a little larger with a greater choice, or you could head to Città della Pieve.

Travel

The nearest airports are: Perugia [PEG] (45km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Rome Fiumicino [FCO] (190km); Rome Ciampino [CIA] (175km); Florence [FLR] (165km).
Train: The train station at Chiusi [22km] is ideal for direct journeys to Rome and Florence. There is car rental available at the station. Road The A1 motorway exits closest to the property are at Fabro (20km) for Rome and at Chiusi (25km) for Florence.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
