Gazza, with its pool and hot tub, spacious gardens, terraces and fabulous views, is the perfect place for two families, who need their own space, to holiday together.


Gazza is a property that combines two beautiful villas: Mazzo and Pozza.

Completely refurbished in 2024, Gazza is combining two of four private villas in a large, recently built country house close to Lake Trasimeno. The villas are connected by external stairs only, and, together as Gazza, make the perfect holiday pad for two families, with its own pool and hot tub and guaranteed privacy. Situated in the green heart of Italy, the views towards Montepulciano and the hills beyond are captivating.

Built in a traditional style, with modern design, the cotto floors and beamed ceilings are mixed with reclaimed wooden cupboards, vibrant design classics and Missoni textiles. Antiques, industrial lighting and pops of colour are used to functional as well as stylish effect.

The property sleeps 12 in six bedrooms. There are five shower rooms, four of which are en suite. There are two kitchens: one is part of the airy loft living space and the other one is a separate room on the ground floor. Both are expertly equipped with Smeg appliances and artisanal décor that makes them beautiful spaces in which to cook and chat. There are two living areas providing lots of room for everyone.

The private pool (12mx7 m) sits just below the property in its own garden. There are two shaded dining spaces outside, including one on the large, wraparound roof terrace, with plenty of additional space to lounge while admiring the dreamy views.

Gazza is a year-round joy – woodburning stoves, underfloor heating and the steaming hot tub provide comfort in the cooler months and it’s perfect for lazy pool days in the heat of summer. The hilltop towns of Umbria and Tuscany and nearby Lake Trasimeno exert a year-round, timeless pull.

Bedrooms

There are six double/twin bedrooms all beautifully styled with colourful Missoni Home pieces, industrial-style lighting and crisp cotton bed linen.

Bathrooms

There are four ensuite shower rooms and a separate one shared between two bedrooms on the first floor. They all have high-performance fixtures and fittings, some complemented by mirrors and sink consoles made from reclaimed wood and others with artisanal tiles as basin splashbacks.

Kitchen

There are two kitchens, each with ample workspace and beautiful styling, where guests will be happy to linger. Both have reclaimed wood cupboard doors and marble worktops and are expertly equipped with a Smeg oven with five-burner gas hob, a dishwasher and a stand-alone Smeg fridge-freezer. The loft kitchen is part of a larger living space while the ground-floor kitchen with its antique mirror and interesting collections of glassware and woodware is separate.

Living rooms

At one end of the open-plan loft space is a large sitting area. A comfortable corner sofa and a couple of bright yellow Dutch Gispen chairs make for a cosy living space, with a modern wood-burning stove for cooler days. At the other end of the room is an old wooden farmhouse dining table with six Eames chairs. Downstairs there is a separate dining room with similar furnishings. The large, ground-floor sitting room has colourful, comfortable sofas and armchairs with bold Missoni cushions and another woodburning stove.

Other rooms

There are two separate utility rooms with a washing machine and tumble dryer in each.

Facilities


Cleaning

Bed linen and towels (including ones for pool use) are changed weekly. A cleaner also comes, briefly, twice a week. The pool and garden are maintained throughout the year.

Outside

The heated (12mx7m) pool, which has an automatic safety cover, is beautifully sited below the house overlooking a vineyard to the hills and villages beyond. Guests can enjoy the spacious lawned garden, the shaded hot tub, the dining table under the pergola, as well as the large, comfortable upstairs terrace with cushioned seating, sun loungers and a further shaded dining space.

Notes

The house is child-friendly: the terrace can be closed off with baby gates. A cot and high chair are available to hire. There is a Playstation 3 available on request and there is Apple TV connection. The original build of this property in 2011 was project-managed by Special Umbria. The house is under exclusive Special Umbria property management. In the Villa you will find the soap, shampoo and shower gel exclusively produced in Umbria and composed by bio agriculture and essential oils.

Activities

There are long walks directly from the property, while beach and water-sport facilities are a short drive away at Lake Trasimeno (25 km). For keen golfers there is a choice of a nine-hole course at the Lamborghini Golf Course in nearby Panicarola (16 km) or 18 holes at Golf Club Perugia (28 km) Antognolla Golf club an 18-hole course, one of the best of Italy (48km). Tennis is available 2km from the property and horseriding 8km away at Montegabbione.

Piegaro is a sleepy Medieval town with a small collection of restaurants and shops – a bank, butcher, baker and green grocer, a couple of bars, a pharmacy and a church. Tavernelle de Panicale (9km) on the way to Perugia is a little larger with a greater choice, or you could head to Città della Pieve (13km) or Paciano (18km).

Travel

Air: the nearest airports are: Perugia [PEG] (45km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Florence [FLR] (165km); Rome Ciampino [CIA] (175km); and Rome Fiumicino [FCO] (190km). Train: the train station at Chiusi [22km] is ideal for direct journeys to Rome and Florence. There is car rental available at the station. Road: the A1 motorway exits closest to the property are at Fabro (20km) for Rome and at Chiusi (25km) for Florence.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
