This farmhouse with annex was restored by the current owners in 1999. It is strategically located on top of a hill, with beautiful views over rolling countryside hills, looking on the hamlet of Pieve Caina and the city of Perugia in the back. Closest larger town for all services is Tavernelle di Panicale or Marsciano, offering a large range of facilities.

The house, which is completely independent but not secluded, as some houses are in the neighbourhood, may be reached via a well-maintained gravel road.

The property for sale is spread over 2 floors connected via an internal staircase, separately accessible from outside. At ground floor level we find a living room, dining area and kitchen as well as a bedroom with en-suite bathroom/wardrobe; the first floor has another three bedrooms with en-suite bathrooms and another large kitchen with old open fireplace. The annex, located at the side of the house, has a roof of old cotto roof tiles. It can be used as a separate storage.

There are 3 bedrooms (all large enough for double beds) on the first floor plus another large bedroom with parquet floor and wardrobe at ground floor level.
Four en-suite bathrooms tiled with so called local Assisi tiles are available of which three at first floor level and one at ground floor level. A separate small service bathroom can be found at ground floor level.
Currently, the main kitchen equipped with wood burning stove is located on ground floor level including a storage under the staircase where one can find a second kitchen at the first floor including another storage and a large old fireplace.
A cosy living room is present at ground floor level next to the central dining area that gives access to the large front terrace.

A spacious technical room that can be accessed from outside is available at ground floor level.
On the front side of the house is a large terrace roofed by a pergola. A nice surrounding garden, with sloping terraces, is mature and well kept, including approximately 30 olive tress. The construction of a swimming pool is allowed upon request for permission. The property is fully fenced and can be accessed by a manually operated iron gate.
Direct Environment
The property is directly accessible via a well-maintained gravel road of approximately 750 mt, that one enters from the main asphalted road connecting Tavernelle di Panicale with the town of Marsciano. Some other houses are in the neighbourhood but without a direct view of the property. High voltage wiring passes near the property (one mast is in front of the gate, outside the property), but the masts are partly hidden behind tall trees that fence one side of the property; in any case there's no visible disturbance in the front panoramic view overlooking the valley.

All energy systems are present and working: private well for domestic and garden water, electricity, gas via GPL tank and private sewer system. There are two solar panels for the production of hot domestic water. The house heating works via radiators that are fed by a so called 'pellet' system.
During the restoration early 2000 the roof of the house was redone, double glazed windows were installed and further antiseismic measures had been taken. The Lake Trasimeno is approximately 29 km away. Nearest village is Tavernelle (10 km) and Panicale (15 km). Other important towns are Piegaro (12 km), Città della Pieve (20km), Castiglione del Lago (25 km). From this property one can make long walks, hikes and bicycle tours.

Tavernelle is the closest town and although does not present an artistic and historical importance, is very well equipped with supermarkets, banks, post office, doctor, dentist and all those kinds of facilities that are very at hand during daily life.
